Get the lowdown on property rentals and refurbishments when an expert shares his business knowledge

What would you give for a lesson on how to boost your income or even change career? If the answer is more than £1 then you might be in luck.

That's the surprisingly affordable price of a special crash course hosted by millionaire businessman Samuel Leeds who says anyone can make money from property, even without having spare cash at the start.

And he's determined to prove his claim by teaching people some of the steps that he took on his own path from the plastering trade to financial freedom.

By his own admission, the young Samuel Leeds didn't hit any academic high spots. He wasn't a fan of school where he felt misunderstood, often finding himself in trouble. Nor did he have high expectations of exam success but managed to scrape decent grades in three GCSEs and happily left at the age of 16.

Magic tricks

With no real plan in mind, Samuel carried on working with his dad who was an entertainer and sold magic tricks. It was a fun thing for a teenager to do and he enjoyed their time together. But he wanted something different from life and especially to earn more money.

Learning a trade seemed a good move to make and he was soon working as a plasterer. The job brought him into contact with property and he sometimes saw from the sidelines how people might convert accommodation to improve its rentals potential and market value.

A seed was gradually taking root for the West Midlands teenager who also chatted about property to his stepdad Tim who had started investing in houses. As his interest in the subject grew, he learned about mortages and investments and Tim introduced him to a property trainer.

Learning at night school

Before long he had enrolled on a business cause at night school and discovered an interest in learning that he hadn't known before.

As well as reading numerous books about business and property, Samuel swapped his overalls for a suit in his spare time to network with industry professionals. With no experience to share, he often just listened in a bid to learn the basics but then started finding property deals to pass on to those in a position to use them.

He also offered to manage some properties to help him gain first-hand experience. Owners were happy for him to do the legwork so he took care of photography, advertising and enquiries to save them time and effort. He initially offered the package for free but later felt able to charge for the service.

Family support

Samuel bought his first property on home ground in Birmingham just before his 18th birthday without using money of his own. He did need the help of his stepfather, not financially, but to put the house in his name because he was only 17.

A second deal followed thanks to a loan from his grandmother and the entrepreneur was on his way.

Although he's encountered obstacles and setbacks, as people in business usually do, the career choice has opened numerous doors for Samuel and not just the ones to his property interests.

Property Investors Academy

He writes books, makes videos for his popular YouTube channel and counts training people of all ages and backgrounds through his Property Investors Academy as a big part of working life.

People can sample his style of training in Manchester this month when he delivers a crash course at Old Trafford on Friday, November 24.

With a focus on rentals and houses of multiple occupation, the all-day event will provide an insight into some of the businessman's top strategies for success.

Working with landlords

Attendees will learn about engaging effectively with landlords and agents and the laws they need to know about that affect HMOs (houses in multiple occupation). They'll also pick up valuable tips about opportunities with businesses like Airbnb and Booking.com as well as having access to live deals on the day.

The course starts at 9am at the Manchester Suite, Old Trafford Stadium, Stretford, M16 0RA. It’s due to end at 6pm but people are always advised that it might overrun.
