Consortium’s plans for 305 homes lodged on Longridge boundary

Plans for another massive housing development on greenfield land on the Longridge boundary have been lodged with Ribble Valley Council.

The Longridge business consortium of W Monks and S and N Forshaw, who have set up a joint venture aiming to develop the 18.84 hectare site to the south of Longridge on what they refer to as “Grimbaldeston Farm site” to the west of Preston Road, have applied for outline permission to build 305 new homes.

Residents have until June 9 to submit their comments on the planning application, which will go before Ribble Valley Council’s planning committee.

The consortium wants to build 190 market homes, 69 ‘affordable’ homes and 46 single storey dwellings for elderly people of which 23 units would be affordable.

Land would be set aside for community facilities - small local retail use and the plans also include public open space, tree planting and landscaping and new vehicular, cycle and pedestrian access onto Preston Road as well as access to the north through the on-going Miller Homes development.

There is also a proposed pedestrian and cycle link between Green Nook Lane and Pinfold Lane which, says the consortium, will help develop part of a round-Longridge cycle and pedestrian route.

The Monks - Forshaw consortium believe their plans form a natural extension to Longridge and will have less impact on the town then those being proposed to the north and are calling on residents to give their thoughts – and support – to their proposals.

Neil Forshaw, a member of the joint venture team, said: “We believe the site offers a solution to the local authority that will have less of an impact on the community and could provide affordable housing for local families and for older people, both of which are much needed in the area.”

Lancashire planners JWPC and PWA Planning, who are working with the consortium on the project, say the proposals for the site have been drawn up after listening to local people and they believe they are “readily developable” due to the site’s proximity to the on-going Miller Homes development.

Stuart Booth at JWPC, said: “The site is to the south of the town centre, unlike other proposals locally, and would be a natural extension of the community. It sits next to a current development site and it will have easy access to Preston Road.”

The consortium was initially proposing 345 new homes, but this has been reduced.
